What Builds Up on a Roof When It Goes Too Long Without a Wash

Most people don't think much about their roof until something goes wrong. Out of sight, out of mind. But what's actually happening up there - especially on tile roofs - can get pretty ugly over time.

What we're dealing with here is a classic case of buildup gone unchecked. Black algae, mold, biological staining, and grime packed into the valleys and low points of the tile. That dark, wet-looking mess isn't just dirt - it's living growth that holds moisture against the surface and keeps spreading if you don't address it.

That kind of buildup does real damage over time. Moisture retention leads to deterioration of the underlayment and surrounding materials. What starts as a cosmetic problem can turn into a maintenance headache. A proper roof wash clears all of that out before it gets to that point.

We use a soft wash approach on tile roofs - low pressure with the right cleaning agents to kill off the algae and biological growth at the root, not just rinse the surface. High pressure on tile can crack or shift individual pieces, so doing it right means doing it carefully. The goal is clean tiles and a roof that isn't quietly rotting underneath.
